Throughout 2025, the official’s family expanded its land portfolio right on the outskirts of the regional capital. According to official filings, on July 2, 2025, the couple acquired a 2-hectare plot in the village of Veresy for just 15,000 UAH. Months later, on October 13, Kovalchuk added another 1-hectare plot in Oliivka for 15,750 UAH.
A quick calculation reveals that the purchase prices ranged between 750 UAH and 1,575 UAH per hundred square meters ($20–$40 per hundred sq. m). For real estate in Zhytomyr’s suburban belt, these figures are purely nominal and completely detached from real market values.
