Nelea Herasymova, wife of the head of the Chernivtsi Customs Office, Yuriy Herasymov, acquired a three-room apartment and two parking spaces in Kyiv’s prestigious Pechersk district in January 2026. Official documents indicate that the purchase price was nearly half the estimated market value for properties in this residential complex.

According to the State Register of Proprietary Rights to Real Estate, the acquired property is located in a 14-story building on Panas Myrnyi Street. The apartment spans 126 square meters. In addition to the residential unit, Nelea Herasymova registered ownership of two parking spaces in an adjacent building.
The total transaction value stated in the purchase agreements is approximately 6.7 million UAH. However, market analysis of real estate in this specific district reveals a significant discrepancy between the declared price and actual market rates.
Market data for the Pechersk district highlights a stark contrast between the registered transaction prices and current real estate trends:
Apartment: Comparable properties in the complex are typically listed between $250,000 and $400,000 (roughly 10–16 million UAH at the exchange rate at the time of purchase), while the reported transaction price was approximately 6.5 million UAH.
Parking: In the same area, the market price for a single parking space generally ranges from 1 million to 1.2 million UAH. Conversely, the documentation for the two spaces reflects a total cost of only 70,000 UAH.
In total, the market value of the assets acquired by Herasymova is estimated at approximately 13 million UAH, which is nearly double the amount reported in the transaction documents.
Analysts and anti-corruption observers point out that the official income of the customs official and his spouse appears insufficient to justify such high-value expenditures. As of now, Yuriy Herasymov has not provided any official comments regarding the origin of the funds or the significant disparity between the purchase price and the actual market value of the luxury property.
