  3. From Offshore Schemes and ‘LPR’ Flour Supply to UAE Business: Inside the Past of The Place Founder Serhiy Voronovych

Serhiy Voronovych, founder and CEO of the international business center network The Place—currently expanding real estate operations in Dubai, Abu Dhabi, and Riyadh—was previously implicated in a series of high-profile Ukrainian corruption scandals involving property asset stripping and supplies from occupied territories.

Journalistic investigations have linked Voronovych, once described as the «right hand» of Poznyakyzhilbud founder Nver Mkhitaryan, to the fraudulent diversion of assets from the company Grosser. Voronovych advised his business partners to secure a bank loan from Ukrbudinvestbank, an institution owned by his child’s godfather. After the property was pledged as collateral, an out-of-court auction with artificially deflated asset valuations led to a $150,000 (6.5 million UAH) loss for Grosser.

The assets were subsequently transferred to GS Group, owned by another close associate of Voronovych, and later re-registered via a Kyiv notary to Entertainment Company and Business Reputation. Both entities were ultimately traced to Delta FinLimited, a Seychellois offshore shell company owned by Voronovych’s wife. Attempts by Grosser’s original shareholders to reclaim the property in court met with threats and financial buyouts, while law enforcement investigations were repeatedly stalled by General Prosecutor’s Office officials.

Key Fact: In April 2015, the Security Service of Ukraine (SBU) intercepted a train carrying 67 tons of flour from Russian-occupied Luhansk. A criminal investigation was subsequently launched on charges of attempted financing of terrorism.

Beyond real estate, entities linked to Voronovych were involved in distribution schemes sourcing products from Luhansk-Niva, an enterprise controlled by pro-Russian militants. Voronovych partnered with Oleg Naden, son of Zinaida Naden—a deputy in the so-called «LPR People’s Council.» Voronovych’s firm, Avtochyst Plus, acted as the exclusive distributor of Luhansk flour and sugar across Ukraine.

Financial guarantees exceeding 3 million UAH for transactions between Voronovych and Naden were provided by Uzbekplodovoshtorg. The company was owned by Ivan Vynnyk, then a Member of Parliament for the Petro Poroshenko Bloc and Secretary of the Parliamentary Committee on National Security and Defense.

Today, Serhiy Voronovych operates as an international entrepreneur, directing a network of premium business spaces across the Middle East.
