The Municipal Property Department of Lviv City Council sold a 21.3 sq m non-residential premises on Donetska Street to Romus-Poligraph, a company owned by the parents of Yuriy Kholod, Deputy Chairman of the Lviv Regional Council. The winning bid at the online auction was UAH 800,000, exceeding the competitor’s offer by exactly UAH 1.
The commercial property was put up for sale on August 28 via the Prozorro.Sale platform with a starting price of UAH 507,600. The bidding took place on September 9 through a three-round English auction, where participants submit sealed bids without seeing each other’s offers during the process.
Only two bidders competed for the property: Iryna Ladanivska, a 30-year-old entrepreneur from the Lviv region, and Romus-Poligraph LLC.
«As a result of the auction, Romus-Poligraph offered UAH 800,000, outbidding its rival by the smallest possible margin of UAH 1. This set the price at over UAH 37,000 per square meter (approximately USD 853 at the official NBU exchange rate).»
The transaction is entering its final stage: the official auction protocol is expected to be published shortly, after which the city council will sign the purchase and sale agreement with the winner.
The sold unit is not currently leased and is not classified as a cultural heritage site. The space features 2.95-meter ceilings and is equipped only with electricity supply connections.
Romus-Poligraph LLC is a Lviv-based printing and trading company established in May 1998, specializing in paper products, stationery, and related printing services. The beneficial owners are Ihor and Romana Kholod—parents of Lviv Regional Council Deputy Chairman Yuriy Kholod.
The acquisition on Donetska Street is part of a broader string of recent property investments by the company in the region. In February, Romus-Poligraph acquired two land plots in Lviv (on Persenkivka and Vernadskoho streets) for UAH 8.4 million to build a shopping center and administrative facilities. That same month, the firm purchased another land plot in the village of Pasiky-Zubrytski for UAH 4.45 million, also intended for commercial development.
